Does Planning Commission agree that this should <br />be a private road, and not public? <br />Since the proposal for a duplex on Lot 2 appears to meet all the Conditional Use Permit <br />standards listed in the code, does Planning Commission have any additional concerns or wish <br />to place additional limitations on the use of Lot 2 for a duplex? <br />Does Planning Commission have any other concerns regarding access to this property or to <br />adjacent properties? <br />Does Planning Commission find any justification to grant special approval for lake access <br />for the proposed duplex units? <br />Staff Recommendation <br />Although the proposed plan appears to meet most pertinent code standards, the lack of a grading and <br />drainage plan and it's potential effect on lot areas, makes it difficult to reach a conclusion on this <br />subdivision. Applicant was advised of the need for a grading/drainage/stormwater plan on February <br />3. Pending receipt of such a plan, staff recommends as follows: <br />1. <br />2. <br />3. <br />Approval of the conceptual front lot, back lot layout. <br />Designation of the east line of Lot 2 abutting Outlot A, as Lot 2's front line, making its <br />frontage along North Shore Drive its side street lot line. <br />Applicant must provide a grading/drainage/stormwater plan prior to further Planning <br />Commission review. <br />4. Applicant's surveyor shall re-calculate hardcover zones based on corrected zone definitions.
