The applicant has revised the Landscape <br />Plan to provide more trees along Shadywood Road and planting in the County <br />R.O.W. where this site. Culver's, and Shadywood Road come together. <br />3. Comment withdrawn by planner. <br />Response to Landscape Review Comments; <br />1. Applicant’s justification for hardcover and parking setback variances appear above. <br />2. Recommendation for zoning amendment was approved by Planning Commission. <br />3. Access and circulation issues are addressed in Item MB above. <br />4. Building elevations have been redesigned; side and rear elevations will be submitted. <br />5. Trash enclosure will be rotated to direct doors away from Olive Avenue and will be <br />designed similar to the main building. The trash enclosure v\.d be well-screened from <br />Olive Avenue; attaching the trash enclosure to the main building as suggested will <br />not make it significantly less noticeable to neighboring properties and will diminish <br />the attractiveness of the adjacent leasable space within the building. <br />6. No response required. <br />7. See Item #41 above. <br />8. Pedestrian trail will be located adjacent to rather than through the parking lot. <br />9. Additional planting will be shown to screen the retaining wall from Olive Avenue. A <br />boulder retaining wall would not be appropriate due the vehicular traffic loads near <br />the top. Applicant will study terracing the wall however it appears that terracing <br />would take up more width and therefore more total height and would also lead to a <br />prohibitive cost increase. <br />10.
