The <br />developer should have a wetlands consultant confirm whether any wetlands exist on the site. <br />9.Stormwater, Drainage: A site grading plan will be required when the preliminary plat <br />application is filed. Stormwater ponding will potentially be required The developer should <br />contact the Minnehaha Creek Watershed District regarding stormwater facility needs. The <br />topography indicates that most drainage on this site runs away from the site, either directly <br />to the lake or to neighboring properties <br />Also note that the topography used for the submittals was created by Horizons, Inc., not Mark Hurd <br />as noted on the submittals. <br />Staff Recommendation <br />Planning Commission should review with the applicant each of the above noted topics related to the <br />development of this site. While this development does not appear to involve any issues which <br />require significant land use decisions, certain facets of the proposal need further work by the <br />applicant to confirm the viability of the plan.
