MN 55323 <br />Re: Andersen Subdivision <br />Flic No. 139-2.’4I <br />Dear .Mike: <br />We have reviewed the preliminary plat for the propo.sed seven lot Andersen subdivi.sion. The site <br />is located west of Old Crystal Bay Road South (C.R. 84) in the northwest quarter of Scctiim 0. We <br />have the following comments in regards to engineering maiier.s. <br />1. Access: The sight distancc.s at thi.s location appear to be adequate. A rock construction entrance <br />10 the .site should be installed and maintained throughout the construction period until the Class <br />5 is in place. The proposed acce.ss onto County Ro.td 84 should be reviewed by Hennepin <br />County. <br />2. Streets: The proposed street design meets City requirements for street widili and cul-de-.sac <br />length for a private road serving 7 or more units. Geotechnical recommendations should lie submitteil to verify the proposed typical street <br />section. Final plans and specifications, including street and storm sewer dc.sign and profiic.s, <br />should be submitted to the City prior to construction. Street and utility record plan.s should be <br />provided to the City after project completion. <br />3. Grnding: The grading plan appears acceptable. Existing driveway removal and excavation for <br />the street will result in erosion concerns during construction. Additional erosion conliol <br />measures should be installed along County Road R4 prior to construction and remain in place <br />until the street has been paved and vegetation is establi.shed Home and .septic .system <br />construction will require additional erosion control measures. <br />4. Drainage: In accordance with the draft version of the City’s Comprehensive .Storm Water <br />Management Plan (SWMP). we recommend that a storm water t|ualiiy pond to treat runoff prior <br />to discharging into the lake be constructed on .site. A drainage area map and drainage <br />calculations .should be provided with the final plan .set. Plans should be submitted to the <br />Minnehaha Creek Watershed District and Hennepin County for their review. <br />5. Ivu.semciit.s: na.sciiients .shown appear to be acceptable.
