FEB-13-199S 19:34 PEhLTY HCH-IEE t-12 344 19TO P.02 02 <br />2-12-98 <br />James Render, the applicant proposing a three lot subdivision of the property <br />located at 1365 Tonkawa Road is planning to build three architecturally <br />unique “cottage” style homes, one of w hich will be his personal residence. <br />These homes are proposed to be approximately 1800-2000 square feet on the <br />main level with smaller finished aiea on the second level, and finishable area <br />in the walkout low'er level, and three car attached garages. <br />The plan would be to build on lot 3 in 1998 while living in the existing house <br />until the new one was complete, the existing home would be removed along <br />with the existing detached garage within 24 months, prior to any construction <br />beginning on either lot 1 or lot 2. <br />Applicant proposes to either grant an easement for roadway purposes or <br />dedicate right of way along the southeasterly 42 feet of the property' for the <br />future construction of a roadway to connect with Birch Lane. Applicant <br />further agrees to accept the prorata share of special assessments relative to <br />the cost of constructing this roadway when and if it is built. <br />In the interim the owners shall have the right to construct and maintain a <br />piivatc road/drivcw'ay within this easement area. <br />Applicant does not wish to see a city standard roadway with a temporary cul <br />de-sac at this time for the following reasons: <br />1) 1 see no need to create so much unnecessary' hardcover area when it will <br />not be used for many years, if at all. <br />2) Would create a potential nuisance to the neighborhood as it would attract <br />boat/trailer parking and turnaround traffic. <br />3) Would not conform to the style and feel of the existing neigliborhood. <br />4) Wculd require public maintenance , which would be an unnecessary City' <br />expense. <br />Applicant requests City approval to subdivide the property along the above <br />referenced guidelines. <br />^—Sijwerely, <br />^^ames Render <br />I <br />TOTAL P.02
