(5.078 acres) <br />Application:The applicant is requesting approval to allow a corporation to locate pilot <br />programs and laboratory space in the existing building. The proposed <br />corporate tenant is considering leasing the lower level on a long-term basis. <br />The subject property has a conditional use permit. This application is <br />to update or amend the current conditional use permit. <br />Pertinent Ordinances <br />Section 10.09, Conditional Uses <br />Section 10.43, B-4, Office & Professional Business District <br />Findings: <br />1.That the proposed location of the conditional use is in accord with the objectives of the <br />Zoning Chapter and the purposes of the district in which the site is located and <br />Comprehensive Municipal Plan; <br />The proposed corporate tenant would use the existing space in the building to conduct <br />research. Research centers are a conditional use in the B-4 District. The Comprehensive <br />Plan land use plan designates this area as "institutional".
