TO:Chair Lindquist and Orono Planning Commission Members <br />Ron Moorse, City Administrator <br />FROM: Liz Van Zomeren, City Planner/Zoning Administrator <br />DATE:January 2,1998 <br />SUBJECT: #2331 Mark Giliet, having an interest in 2160 Wayzata Boulevard <br />Request for Finding of Substantially Similar Use <br />Zoning District: B-1 Retail Sales Business District <br />Application:The applicant is proposing to lease approximately 1,200-1,500 square <br />feet of commercial space at 2160 Wayzata Boulevard, commonly known <br />as the Orono mall. The applicant is proposing to use the space to operate <br />a retail business to sell go carts, parts and accessories. The Zoning Code <br />does not list the sell of go carts as either a permitted or conditional use <br />in any commercial section of the ordinance. The applicant is requesting <br />that the Planning Commission recommend to the City Council to consider <br />it similar to a hobby shop and bicycle shop. <br />Pertinent Ordinances: <br />• Section 10.40. B-1, Retail Sales Business District., Subd. 3. <br />The purpose of the B-l district is to provide a district for businesses that supply commodities or <br />perform a service primarily for residents in the surrounding neighborhood. The Zoning Code is very <br />specific about the permitted retail and service businesses to be allowed. This list is very narrow and <br />is not up-to-date for services offered today. For example, video stores, tanning salons, nail salons, <br />quick print shops, and coffee shops are not listed but would be expected to be found in this zoning <br />district.
