Staff recommends approval of a conditional use permit to allow an accessory structure on <br />a through lot. <br />Staff recommends denial of a variance allowing an oversize accessory structure of 1,125 <br />s.f. The combined footprints of the existing garage and a garage of 999 s.f., the <br />maximum allowable, is 1,694.42 s.f., less than the 2,000 s.f. allowable maximum. <br />Staff recommends denial of a side setback variance of 17.91' to allow the proposed <br />garage to be located 12.09' from the south side lot line where 64' is existing and 30' is <br />required for an oversize accessory structure. If the oversize accessory structure variance <br />is denied, any proposed structure greater than 750 s.f. in size is renuired to be 15' from <br />the side property line. <br />Staff recommends denial of a bluff setback variance of 19' to allow the nearest portion of <br />the proposed deck to be located 11' from the top of the bluff where 30' is required. While <br />it is not possible to construct decks on the rear of the residence without the granting of <br />variances, a similar deck could be constructed on the south side of the residence that <br />would not require variances. <br />Staff recommends approval of a rear yard adjacent to a '.reet setback variance of 7' to <br />allow the nearest portion of the deck to the street to be located 28' to the edge of the street <br />where 35' is required.
