S 10.03 <br />EXCEPTION. Regardless of lot area# every developed lot shall be <br />allowed at least 1,500 square feet of lot coverage by principal <br />residence and garage structures. <br />D. Tennis courts, pools and paddocks or arenas, <br />when such accessory structures exceed 1,000 s.f. footprint area, <br />shall be subject to the following special setback restrictions; <br />Front - 30' minimum and not within the required front yard nor <br />between the front lot line and the principal structure on <br />the property <br />Side - 30’ minimum and not within the required side yard area <br />Rear -30* minimum and not within the required rear yard area <br />Source: Ordinance 72, 2nd Series <br />Adopted: 8-14-89 _ _ _ <br />Subd. 15. Non-Encroachments. The following shall not be <br />considered to be encroachments on yard requirements: <br />A. Chimneys, flues, belt courses, leaders, sills, <br />pilasters, lintels, ornamental features, mechanical devices, <br />cornices, eaves, gutters and the like, provided they do not extend <br />more than 1-1/2 feet, off-street parking except as hereinafter <br />regulated. <br />B. Name plate signs for one family dwellings; <br />lights for illuminating parking areas, loading areas or yards for <br />safety and security purposes, provided the direct source of light <br />is not visible from the public right-of-way or adjacent residential <br />property may be located to within five feet of the front lot line. <br />C. Fences which do not exceed 3-1/2 feet in height, <br />fences not over 6 feet in height along the street lot line of lake <br />frontage lots which front on a major thoroughfare, if fill is <br />required, the total combined height of both fence and fill shall <br />not exceed 6 feet above the height of the crown of the road, <br />terraces, steps, uncovered porches, stoops or similar structures, <br />which do not extend above the height of the ground floor level of <br />the principal building and extend to a distance of not less than 2 <br />feet from any lot line. <br />D.
