The applicant has requested a lake setback and an average lake setback variance in <br />order to construct the additions. The existing home is 3-levels which includes a tuck-under garage; three sides <br />of the home have more than 6-feet of exposure as it sits in the grade. Based on the existing first floor <br />elevation and existing grades, the lowest level is defined as a story. The upper/3rd story of the home does not <br />meet the half story definition as it exists. As a result, in order to expand the square footage of the non- <br />conforming 3rd story as requested, a variance is required. The proposed expansions will not result in any new <br />calculable structural coverage square footage. <br /> <br />Planning Commission Recommendation <br />On August 17, the Planning Commission held a public hearing and reviewed the application including the <br />evidence submitted. Following the public hearing the Commission voted 6 to 0 on a motion to approve the <br />variances with the following conditions: <br />1. Revised hardcover calculations shall be submitted to properly report the hardcover existing within the <br />75-foot setback and the lot area. Revised calculations were submitted (see Exhibit D). <br /> <br />Planning Staff Recommendation <br />Staff recommends approval of the variances as requested. A draft approval resolution has been provided for <br />Council’s consideration. <br /> <br />COUNCIL ACTION REQUESTED <br />Council should consider adopting or amending the approval resolution. <br /> <br />List of Exhibits: <br />Exhibit A.
