The property is zoned B-1 Retail Sales; those uses are not permitted. <br /> <br />To facilitate their business, the applicants propose an amendment that defines their business <br />and allows it by conditional use permit in the B-1 zoning district. The applicants feel that their <br />proposed business is appropriate in the B-1 zoning district, given the proximity to public <br />highways, the required setbacks of the district and the intensity of their use compared to other <br />uses of the district. <br /> <br />The B-1 zoning district provides locations for a wide range of retail and service businesses <br />adjacent to highways and public sanitary sewer. The majority of B-1 zones are in the Navarre <br />area. <br /> <br /> <br /> <br />Application Summary: The applicants are requesting a text amendment that would allow dog <br />grooming and boarding in the Retail Sales (B-1) zoning district. <br />Staff Recommendation: Planning Department Staff recommends approval of the ordinance as <br />proposed.
