All other setbacks will be met. <br /> <br />Planning Commission Recommendation <br />On June 15, 2015, the Planning Commission held a public hearing and reviewed the application including the <br />evidence submitted. Comments were made during the public hearing and additional written comments were <br />received. Please refer to the meeting minutes attached as Exhibit G for more detail. <br /> <br />Following the public hearing the Commission voted 6 to 0 in favor of approval of the side street setback, lot <br />area and lot width variances. Additionally, the Planning Commission recommended submittal of the following: <br /> <br />1. Elevation plans for all 4 sides of the proposed home; the applicant has provided, see Exhibit C. <br />2. A revised survey which shows: <br />a. The revised driveway location and associated proposed grading; the applicant has provided. <br />b. Spot elevations in front of the proposed garage and at the curb cut location; the applicant has <br />provided. <br />c. The driveway location of the neighbor across the street at 1315 Woodhill Avenue including spot <br />elevations at the 1315 Woodhill Avenue curb cut and at the top of the driveway; the applicant <br />has provided. <br />3. A proposed landscape plan; the applicant has provided, see Exhibit D <br /> <br />Planning Staff Recommendation <br />The applicant has resolved the previously noted driveway setback issue and provided the requested additional <br />plans and information. Staff recommends approval of the lot area, lot width and side setback variances. A <br />draft approval resolution has been provided for Council’s consideration. <br /> <br />COUNCIL ACTION REQUESTED <br />Council should consider adopting or amending the approval resolution. <br />
