PC Memo & Exhibits – 06/15/15 <br /> <br />Application Summary: <br />The applicant is requesting variances in order to remodel the existing home by gutting the interior, <br />expanding the second floor to cover the 1st floor footprint, shifting the bay window on the lake side of <br />the property and adding a fireplace cantilever. The exterior changes are located within the side yard <br />setback (30’) and within the required 75’ setback from Tanager Lake. Any impact on the <br />neighborhood is the added mass within the setbacks. <br /> <br />The variances are necessary to address building code issues related to headroom, hallway width, and <br />insulation, all which require expansion of the structure. <br /> <br />Planning Commission Recommendation <br />No one from the public spoke in support or opposition to the request. After the public hearing, the <br />Planning Commission recommended approval of the variances as proposed. The Planning <br />Commission report provides the full analysis of the project. <br /> <br />Planning Staff Recommendation <br />Staff recommends approval; a draft approval resolution has been provided for Council’s consideration. <br /> <br />COUNCIL ACTION REQUESTED <br />The City Council should consider adopting or amending the attached resolution.
