The municipal boundary between Orono and <br />Wayzata runs through the property which results in the property being divided into two separate parcels with <br />separate PIDs. The property zoned RR-1B district which has minimums of 2.0 acres and 200 feet of width. The <br />Orono portion has 163 feet of width and has 0.89 acre is area; the Wayzata portion has 11 feet of width at <br />Myrtlewood Road and has 0.15 acres in area. The threshold for administrative approval of the non- <br />conforming lot size in this zone is 1.0 acre per City Code 78-72; the portion in Wayzata is not independently <br />buildable, yet brings the property over the 1.0 acre threshold. However, in order to redevelop the property <br />lot width and lot area variances are required. All remaining City code requirements will be met. <br />Planning Commission Recommendation <br />A public hearing was held on May 18, 2015; there was no one present from the public to speak about the <br />request. The Planning Commission voted 5 to 0 to approve the lot area and lot width variances. <br />Planning Staff Recommendation <br />Planning staff recommends approval of the variances allowing redevelopment of this property. The City <br />engineer will review the plans submitted with the building permit to address any potential engineering <br />concerns; compliance with MCWD permitting requirements will be required. <br />COUNCIL ACTION REQUESTED <br />Council should consider adopting or amending the attached resolution for approval. <br />8 <br />Entire Council Packet 05/26/15 [Page 259 of 378]
