The subdivision <br />creates no more than two parcels? the area of each lot is over five acres <br />and there is an existing homestead residence. <br />Septic testing will not be required for the newly created eastern parcel <br />because of the proposed size. <br />The City will ask that the right of way for CSAH 6 be deeded to Hennepin <br />County. This is not a plat so the right of way will be transferred <br />via a quit claim deed. <br />There are designated wetlands within the property. The City will ask <br />that the applicant execute our standard flowage & conservation easement. <br />Staff Recommendation <br />To recommend approval of the metes and hounds subdivision application of <br />Geroge R. Steiner finding the applications satisfy all standards of the <br />RR-IB Zoning district based on the following conditions: <br />Quit claim deed right of way for CSAH 6 to Hennepin County Highway <br />Department as shown on the survey dated 2-8-S3 metes and bounds <br />description of right of way required to complete deed. <br />Applicant to execute a conservation and flowage easement - metes <br />and bounds description of the wetlands will be required to complete <br />the easement. <br />New owner of Parcel 2 must obtain an access permit from Hennepin <br />County Highway Department even if the existing access is to be <br />shared by Parcel 2, the new use must be reviewed. <br />4. Payment of park fee for newly created Parcel 2 @ $100.00. <br />Applicants surveyor must submit a certificate of survey with metes <br />and bounds description of both parcels and signature lines for all <br />oarties with interest in orooertv, mavor and clerk.
