The standards of the B-1 zoning <br />district are applicable for this review. <br />The applicant asks that the City grant a setback variance of 11.1' along <br />the west property line where the existing building on Tract A is 3.9' from <br />the proposed lot line. If the lot line were realigned to meet the required <br />15' setback, there would be adequate area to the south in Tract A to <br />give Tract B the required area of 20,000 sq. ft. The lot lines as proposed <br />relate more to the existing improvements and usage of the property. <br />Keaveny will have to make arrangements with the renters of the building <br />that use the loading area on the east side of the building and arrange <br />to transfer all loading to the rear or south of the structure. The <br />building code requires a minimum setback of 5' fron a lot line where there^ <br />is a door.
