Dayton - 640 Old Long Lake Road <br />Preliminary Subdivision <br />Plat - four lots <br />Zoning District - RR-IB <br />Application - Subdivision - <br />Area - 25.75 acres <br />Planning Commission Action - Work session, no action required <br />The application involves the 25 acre property once owned by Robert <br />Owens. The property has been recently purchased by Bruce Dayton. <br />The subdivision consists of three residential lots and one outlet <br />to be combined with Dayton's property to the north and east of the <br />outlet. <br />Lot 1 contains the former Owens house. Lots 2 & 3 are being <br />developed for resale. Lots 2 & 3 have somewhat limited building <br />envelopes created by the large wetlands area to the south. The <br />lots are elongated and irregular in shape but the 200* lot width <br />standard appears to be fairly consistent throughout the building <br />envelopes. I would recommend realigning the lot lines so that <br />Lot 3 contains the two acres of dry contiguous land. <br />All existing structures on Lot 1 meet the required setback from <br />all newly created lot lines. <br />Based on Gaffron's report, we will ask the surveyor to confirm <br />the exact location of the drainfield to the south of the tennis <br />court on Lot 1. if the lines are placed as he recalls, we will <br />ask that the shared lot line between Lots 1 & 2 be realigned <br />to meet the required 10* setback for drainfields from all lot lines. <br />The wetlands area must be designated on the plat.
