The existing structure meets the <br />required setback from the newly created lot line. The lowland that <br />appears on the plat is not a designated wetland nor does it function as <br />one. The City wi II ask that a 20 ' wide drainage easement be taken along <br />the ditch areas where drainage comes from vest through culverts (See <br />Exhibit E). The City will ask that portions of the property shown as <br />part of the right-of-way of County roads 84 and 51 be dedicated on the <br />plat. <br />The City has been asked to approve sewer service to Lot 2. Lot 1 is <br />already served as are a 11 the other propert i 3tothe north (See Exhi bi t <br />C) . The new home at 1150 Old Crystal Bay Road was connected to sewer <br />earlier this year. In 1963 when the sewer project was constructed, <br />all properties along the gravity line were assessed lateral charges <br />and stubs provided along property lines. The subject property has two <br />sewer stubs. One already serves the existing residence (See Exhibit <br />D) . All existing residences were permi t ted connect ions--the new home <br />at 11 50 Old Crysta 1 Bay Hoad was approved for service early this year by <br />the Metropolitan Waste Control Commission--the line is now owned by <br />MWee. It would appear that the MWCC will approve a new connection if <br />"connection conforms to the City's Comprehensive Sewer Plan." This <br />confirmation must appear in a separate City resolution. <br />Staff suggests the following findings; <br />1. The sewer project was assessed and constructed in 1963 prior to <br />adoption of Orono*s Comprehensive Sewer Plan. <br />2. Stubbs are provided in gravity line for new lot.
