Ericson <br />noted that Ailcnburq's lot just down the road is a AO ' <br />lot and the City approved that. <br />Mayor Butler stated that the City does not want to <br />create two substandard lots, when it conforms to the <br />zoriincj code now. Mayor Butler noted that 41 percent <br />meet or exceed the half-acre zoning requirement. <br />Butler noted that 5? percent of the existing <br />residetitiai uriits are four-terjths of an acre or <br />larger. Butler noted that there are existing <br />residential units that meet the zoning requirement. <br />Butler stated tljat 16 percent of the existing <br />residential units offer the potential of division it <br />they are subject to the same per formance standards for <br />lots of common ownership. Butler stated that 41 riew <br />potential homes i tes could be created if the City sets a <br />precedent by approving the Ericson application. <br />Ericson stated that he could understand that if there <br />wasn't sewer and water. Ericson stated that the area <br />is predominately on 60' lots. Ericson asked how can <br />the Ci ty ask people to pay taxes on proper ty they can’t <br />build on. <br />Zoning Administrator Mabusth stated that the City is <br />really looking at a subdivision and if approved, both <br />lots would need variances. Mabusth noted that it <br />would bo a divisiori for tax purposes. <br />Counc i Imenber Adams stated that it is just like coming <br />in with a two lot plat where neither of the lots meet the <br />zoning code. <br />CounciImember Grabek stated that any action taken by <br />the Council would certainly affect other people ar»d <br />that a public hearing should be held for the neighbors <br />input. Grabek stated that if they grant approval to <br />Mr . Er icson that the Ci ty would have to grant approval <br />to the other 41 people. <br />Ericson stated that the neighbors were mailed notices <br />of the Planning Commission meeting and no one showed <br />up. <br />Mayor Butler suggested that the Planning Commission <br />look at this application in a broad range view of <br />possibly 4.1 more units in the area. Butler stated <br />that the Planriing Commission should address how those <br />41 units could affect the lake and the additiorial <br />hardcover. Butler stated that right nov? the <br />neighbors have the advar:tago of a little space in <br />between the houses.
