The current proposal involves the creation of 1 <br />new resi dent i al lot that abutts Fox- Htreet . <br />The^ applicant should be niade awixre of ttie alteriiative to <br />plat on acce* , corridor to Fo.; Street - over ttie existing private <br />drive that serves his residence. The proposed layout is also <br />accnpitable whf-re access is p>rovided via a pr vate access easement <br />th'^nugh lot 1. Ifi either case, access fo both lots will be <br />, •(! access. Lot 3 has 300 feet ot frontage but the location <br />of the wetland*-" along the east front line and the design of Fox <br />Street limit safe access to existing curb cut. <br />Staff has not received septic test i nf or m.^t i on for lot 1 but <br />wc' see no problem in locating suitable area tor sefitic systems. <br />Staff will not ri?quire septic test ng for lot 2 as it excedc-s 5 <br />jn are, and we see no pioteutial problems for the newly <br />created 1ot. <br />All existing structurc-s meet the required setbacls of the <br />rc.*rtinq district.
