The unit is proposed to contain its own kitchen and bath. <br />The house is the main structure on an 82.5 acre parcel used mainly <br />for pasture. This house is 600' from the nearest lot line. A <br />second house exists on the property near Watertown Road and has been <br />historically a caretaker and/or rental house. This second house <br />has its own well and septic system, and could be divided off from <br />the rest of the property with no problems. <br />The proposed guest unit in the main house should not have an <br />appreciable effect on the septic system. The existing septic <br />system should be inspected to ensure it is functioning correctly. <br />The owner has been allowed to start the remodeling with a restriction <br />on the permit not allowing the installation of kitchen facilities, <br />pending formal approval of a C.U.P. <br />The standards set forth by the ordinance for "Caretaker Apartments" <br />require additional area to support an additional residential unit. <br />This 82 acre parcel certainly meets this standard. <br />Staff recommends approval of this Conditional Use Permit for Catharine <br />Cram based on the fi/iuing that there is adequate area and width on <br />the property to supp^rjct. an additional residential unit in the RR-IA <br />zoning district, subjt^ct to the following conditions: <br />1. Guest apartment unit may never be rented out. <br />2.
