The excavation for the pond will have no detrimental <br />effect on the surrounding property. <br />2. The improvement will enhance the aesthetic value <br />of the property. <br />3. The area of the excavation is not located near or within <br />a drainageway nor will it impede natural drainage in the <br />area. <br />Approval is subject to the following conditions; <br />1. Apply for a Minnehaha Creek Watershed District <br />(MCWD) permit. <br />2. Construction of pond must follow guidelines setforth in <br />the recommendation of the Hennepin Conservation <br />District. <br />a) 4;1 slopes at uppermost portion of pond. <br />b) pond depth not to exceed depth of 5 feet <br />c) maximum surface area of pond not to exceed <br />8,000 sf. <br />3. Applicant to pay for a separate conditional use permit <br />application for Lot 3.
