The <br />noise will be reduced as to noise caused by moving dogs from one area to <br />another as we now must do In full view of other dogs. <br />The interior design of the new building reduces dog to dog visual contact <br />and consequent disruption of the dogs when a "new guest" arrives or when <br />we are working Individually with the dogs. <br />7.The central work core takes our work space out of the kennel Itself <br />providing us with space separate from the dog kennel area reducing noise <br />creation because the other dogs can no longer s^e Into our work space. <br />Our existing facilities provide space for about 77 dogs In about 6,700 sq. ft. <br />of building area, an additional 7,200 sq. ft. of outside dog runs, for a total <br />hardc'?ver area of approximately 13,900 sq. ft. The plans enclosed for our new <br />facility contain spaces for about 96 dogs enclosed In one 9,600 sq.. ft. <br />building. Thus-you can see that the new facility houses a few more dogs In <br />a smaller, hardcover area and under one roof for noise control and security. <br />As you may know, our site Is an extremely good one for a kennel facility being <br />sandwiched In between U.S. Highway 12 to the*north, Stubbs Bay Road to the <br />west, the Burlington Northern Railroad double-track right-of-way to the west <br />and south, and a substantial swamp area to the east and southeast buffering <br />us from our closest easterly neighbor. We are aware that our nearest neighbor <br />across the tracks has complained to the city council about alleged barking noise <br />from our kennel. While we have done everything we can within the design <br />limitations of our existing facility, we fear that our efforts have been <br />Insufficient to satisfy that neighbor. Our plan Is Intended to allow us to continue <br />our business, to definitively control noise as well as security for the benefit <br />of both ourselves and our neighbors. <br />The Implementation of our plan will be beneficial to Orono In general and our <br />Ifimedlate neighbors In particular In that It will cut down on noise transmittal <br />and provide a secure boarding facility for pets. There will be no substantial <br />Increase In traffic to and from our site and In any event our site Is accessed <br />on the most major highway in Orono as It Is. The facility Itself will be <br />upgraded from an antiquated one of small, separate buildings with outdoor dog <br />runs, to one entirely enclosed. The value of our property will be Increased <br />by this change and we beleve the value of the surrounding properties will also <br />be Improved by elimination of the relative unsightliness of our existing facility <br />and the complaints about noise. Because of the location of our site In the <br />confluence of the highway and the railroad, the site Itself Is very unique and <br />Is essentially a very undesirable site for single-family housing (the present . <br />zoning). It Is much too small and Irregular and low to be useful for farming, <br />and therefore the best use of the site Is for a dog kennel facility. For <br />these reasons of the uniqueness of our site, there wouldn't be a problem <br />with others requesting the same things we are asking for. Our dog kennel provides <br />a very much desired and needed service for Orono and the west suburban area.
