Mabusth <br />Zoning Administrator <br />March 13, 1984 <br />SUBJECT: #819 William Mills, 200 Leaf Street <br />Preliminary Subdivision <br />ZONING DISTRICT - RR-lB <br />AREA - 5,19 total acres <br />1.19 acres wet <br />4.00 acres dry <br />APPLICATION - Subdivision - plat - 2 lots - Public Hearing 8:30 P.M. <br />The applicant proposes the division of Lot 7, Swan Lake Addition. <br />Both lots appear to satisfy all lot standards for a subdivision <br />of land within the RR-IB zoning district. All structures except <br />for a small shed meet the required setback from the newly created <br />lot line (required setback is 10'). Each lot has adequate access <br />on Leaf Street. Lot 2 is shy 10' of the required 200'. <br />Septic test information has not been submitted for Lot 1 nor the <br />alternate site test information for Lot 2. Please review the <br />enclosed staff sketch that designates the required setbacks from <br />the pond (75* setback) and well (75' setback). An alternate <br />septic site could not be located on lot 2 and meet the required <br />setback from both well and pond. <br />I have sketched an alternate plan that will afford newly proposed <br />Lot 2 suitable area for an alternate septic site. Both lots can <br />be served by the existing driveway. Lot 1 would grant an access <br />easement in favor of Lot 2. <br />Planning Commission should table all action on the subdivision <br />application until the applicant has had time to evaluate the septic <br />limitation for Lot 2 and decide if staff's proposal is acceptable. <br />If applicant decides to go with staff sketch then on site septic <br />testing should be performed within the newly defined lot lines.
