Curb Cuts <br />A great deal of concern has been expressed regarding the eight <br />total curb cuts that the concept plan creates. Our feelings are as follows: <br />A. There is one curb cut added to the Old Crystal Bay Road. There <br />is 1,360 lineal feet of road bordering the property on Old Crystal Bay Road. <br />Old Crystal Bay Road is a very lightly traveled road; adding one driveway <br />curb cut in 1,360 lineal feet does not appear unreasonable. <br />B. There are two curb cuts added to Willow Drive. There is also <br />1,360 lineal feet of roadway on Willow Drive. Willow Drive has even lighter <br />traffic than Old Crystal Bay Road. Again, adding two curb cuts to 1,360 <br />lineal feet of road does not appear unreasonable. <br />C. There are five curb cuts added to Watertown Road. Please review <br />the attached concept plan. The yellow marks indicate curb cuts that have <br />existed on Watertown Road since the property was acquired by the partners in <br />1959. We would assume that they have existed since the original homestead was <br />built in the 1800's. There are currently six actively used curb cuts. The <br />proposed concept plan would reduce that number to five. <br />0. <br />10 <br />In the Resolution, Paragraph 10: <br />Council questioned the ability to enforce the use of shared <br />driveways. The city may be asked to approve 13 individual curb <br />cuts instead of the proposed 8 curb cuts. <br />We would ask why the council would not have this ability. We as <br />the applicant and as the landowners have no objection to a requirement of curb <br />cuts as shown on the concept plan. As a matter of fact, we encourage it. <br />4. Lots Adjacent to Watertown Road and Willow Drive <br />It is highly desirable to have the rear of the house facing south/ <br />southwest. The concept plans provide that these lots on Willow Drive and <br />Watertown Road will be south/southwest facing.
