Gaffron, Assistant Zoning Administrator <br />February 15, 1984 <br />#809 - Jack Hamlett - 2696 Ethel Avenue - Preliminary <br />Subdivision - Lot line rearrangement <br />Application <br />Plat Map <br />Survey <br />Staff Sketch <br />The applicant is requesting a lot line rearrangement within portions of <br />RLS 115 located at 2691, 2696, and 2697 Ethel Avenue, in order to coincide <br />lot lines with the actual usage of the properties, and to clearup the titles. <br />As per Exhibit D, Amundson (2697 Ethel) owns Tracts D, E, and B. Tract <br />B is a lakeshore access strip. Kearns owns Tract C, Hamlett owns "the <br />west 100 * of Tract A". The actual access corridor that Amundson uses <br />is offset to the west of Tract B. <br />As far as lot area changes, Hamlett gains +0.06 acre, Kearns loses 0.04 <br />acre, Amundson loses 0.02 acre. <br />Staff recommends approval of the metes and bounds lot line rearrangement <br />finding that no new lots are created, and subject to the following <br />conditions: <br />Applicant submit for Council approval a certificate of survey <br />designating three homestead parcels and four parcels created by the <br />lot line rearrangement.
