Adatns - To tell you the truth, I didn’t know. <br />McDonald - So your concern wasn’t the total wilderness whore some of these people <br />went out and bought for that reason. <br />Adams - Probably rot. <br />Goetten - I’d like to be very honest to tell you that when we had the last P.C. <br />meeting and Ron was hero, Ron shared the proposal that he had, I think <br />speaking for most of us on the P.C. , I thought he did a terrific job, very <br />well done and I had not foreseen the opposition from the neighbors and of <br />course that concerns mo greatly. I have to tell you that I have never <br />seen such a well designed plan since I have been on the P.C. I can see <br />that all of you have a great deal of concern if this should be rezoned and <br />that has :o effect my opinion on the outcome of this will be. Its always <br />diffl*^Uit when all of you are emotionally involved like all of you are, <br />and as lynn (Adams) said many times it comes out beautifully. I don’t <br />thiriM any of us on the P.C. or those of the Council would want to go <br />against the neighbors because if your unhappy then some other action <br />wi 11 occur and I don ’ t thi nk any of us want that. i think if it does not <br />happen and this does not go through, I do feel in a way, that I guess I <br />will be concerned as to what will be proposed in the future. I think <br />that this was very well done and I don’ t feel that that is too many houses <br />for the area. As I say I have a great concern what would happen to that <br />property in the future. You never know. And sometimes when something <br />is as well done as this, you think maybe I should think twice about it. <br />As 7. say, I guess I felt that this was very worth while proposal and now I <br />do have misgivings because of the way most of you do fe-^l. So at the <br />moment, I guess I am a little undecided. <br />Kelley - How big are the building envelopes themselves, average size? <br />Zoning Administrator Mabusth - Thats what I was trying to say when you get into a <br />Planned Residential Development. Actually those building envelopes <br />are 2+ acres, youi not really looking at a residential lot for a 2 acre <br />zone, we * re looking for ownership uni ts for a way to devise the ownership <br />for alternate and principal septic system. It certainly is not a <br />formal residential plat of 3+ acres per unit. Its 20 units with <br />building sites and septic sites tied into an ownership pattern and all <br />the commons area to be shared. And thats where the 3+ unit density comes <br />from. But oddly enough, each one of those . . .with shaped ownership is 2 <br />acres or more. Some is steep slope. <br />Kelley - I guess my point of view is when we initially saw the sketch plan at the <br />last P.C. meeting, I was overly impressed also for the development of the <br />property, however, one of the reasons why I sought the job on the <br />Planning Commission was to keep Orono the way it is, the way I want to see <br />it in the future. 1 guess after hearing the concerns and stirring some <br />of the reasons why I sought the job on the P.C. and what I thought Orono <br />should be, I have difficulty with the density of the housing in that <br />area, along with the citizens that are here tonight. <br />Rovcgno - I have a question for Jeanne to start with.
