Mabusth the City is not aware of <br />any feasibility study for this area. <br />McDonald - There is a booklet on it also. <br />Zoning Administrator Mabusth - The City is doing a feasibility study near the <br />Stubbs Bay area. <br />McDonald - Thats exactly true..l will say one thing. . that when you talk re zoning <br />and development with the Metropolitan Council you do start waiving some <br />flags and it does say sewer and services, and we have learned this and <br />that is why the 5 acre was taken into consideration when it was done to <br />begin with. .1 was here at that time and its to offer the people a rural <br />area when you come to live in Orono and there is a need and I*m sure the <br />lots would sell at 5 acres. <br />Chairmadam Goetten - Is there anything new that the public would like to offer at <br />this time. <br />- I *m not really clear on the proposed - why do they need so many houses? They <br />can still make the same amount of dollars witii the 5 acres. <br />Bastyr - Thats not true, not true at all. We've done some studies at looking at <br />larger sites and have found that larger sites in this area would not be <br />saleable. When you look at the improvements that have to be made, <br />things like putting the streets in, cost of the land and the carrying <br />costs, it does not make it feasible. <br />Rovegno - Have you estimated the costs of these improvements? <br />Bastyr -Yes, engineering and attorney fees and soil engineering fees at perhaps <br />$50,000; streets themselves approximately with storm sewer $100,000; <br />land costs in excess of $500,000; and.. <br />Rovegno - Just the improvement costs a couple hundred thousand dollars which is <br />$10,000-$15,000 per house. <br />Bastyr - When you look at 5 acres the whole concept goes out the window. <br />Goetten - Any one here that has anything new to offer at this time? <br />Man - Derming? <br />Bastyr - Berming along two looped roadways, in between houses, in between existing <br />family homos, so we would be looking at berming wherever necessary to <br />accommodate the privacy between the proposed homes, the existing homes. <br />Man - Height of the berming?
