The lot is substandard in both area and width. Lot area requirement in <br />this district is 87,120 sq. ft. The lot width requirement is 200'. Tlie variances <br />on these two requirements would l>e approximately 69,560 sq. ft. for area and 138* <br />for lot width. <br />The location of the existing dwelling is also non-conforming. Side yard setback <br />requirement is 50' and this house is zero feet from lot line. The structure must <br />be no closer than 75* from the shoreline. This house is 48' from shoreline. <br />Variance of 27* required. Permitted hardcover is zero up to 75* from shoreline. <br />Here we have approximately 500 sq. ft. witliin the 75' setback. Permitted hard­ <br />cover from 75* to 250* from shoreline is 251. I never received actual figures <br />from applicant, but it appears to exceed the 25%. <br />We have a somewhat odd situation here. The Ritz's informed the Planning Conmission <br />that they are leasing the property to the east frcmi Woodhill Country Club. Tax <br />records show the Woo^ill Country Club as owners of the small triangle surrounded <br />by platted right-of-ways. Woodhill also owns the narrow shoreline strip of Lot 8. <br />The records do not show that IVoodhill owns the platted streets, nor do our records <br />show if these streets had ever been vacated. <br />We might consider som additional action to eliminate the potential problem in <br />this area. <br />Tlie Ritz's would like to have this resolved as soon as possible, but we should try <br />tc resolve what appears to be a problem next door. <br /><( <br />i <br />aj <br />! ] <br />t 3 <br />♦ <br />» <br />r
