Tliis parcel is located on the N.F. quadrant of the intersection <br />of County Doad ^15 and I<1^. Tlie area nearest the intersection is r.oncd com­ <br />mercial (13-1). Tlie remainder is incliuHne the marsh and is zoned residen­ <br />tial (LI\-1B). Ihe proposed subdivision would follow the border line between <br />the two zones. F.ach parcel would therefore lie in its ov%t» respective zoned <br />district. <br />Lot 1 would consist of 710nn square feet of commerciallv zoned land. The major <br />portion of lot 2 is marsh. No 1-uiIdinn permit could be issued on this lot <br />unless it qualifies under the ordinance. TIic developer has not indicated any <br />desire to develop this parcel as vet. h'e might suggest a conservation ease­ <br />ment on lot 2. <br />r would recommend approval of the subdivision as it would divide the two oor- <br />mitted land uses. <br />T was not atvare of the filling and grading that has been going on in the <br />adjoining area in Minnetonka Reach until T made a site inspection. It appears <br />that some of the grading has extended into the Orono area. <br />We should resolve this problem while considering this subdivision proposal. <br />If lot 2 can be considered a buildable residential site a park dedication fee <br />would also be forthcoming.
