Dick Benson, City Administrator #159 <br />Hank Muliich, Zoning Administrator <br />July 29, 1976 <br />Ken Heroux - 4445 North Shore Drive <br />Variance - Setback from street and between structures <br />This district is zoned LR-IB (1 acre - 35' street setback requirement). <br />Mr. Heroux is requesting two variances to build a two story garage with <br />an area of 936 sq. ft. <br />1. Variance from required 35’ street setback to proposed <br />3' setback - Variance of 32*. <br />2. Variance from required 10' setback betwc. structures <br />to proposed 5* setback - Variance of 5*. <br />I believe we could consider approving both variances if the proposed <br />structure were to be built smaller and lower with tlio condition that the <br />existing garage be removed as it extends o\^er the property line. <br />The distance between stiuctures mist meet the State requirement of 6' <br />unless the proper 1 hour fire separations ai*e provided. <br />The following problems roi^t result from this proposal as submitted: <br />1. Possible conmercial use of a garage of this size. <br />* <br />2. Second story above garage could provide second <br />residence on a single parcel. <br />* <br />3. T\«) story structure would obstnict the vision of <br />residence to the west. <br />The proposed location will require removal of much of the dirt bank along the <br />road. <br />» <br />•^r
