~ rr- - <br />* <br />\ • <br />Privately owned buildings containing recreation or social functions, garages, <br />or storage areas for maintenance equipment or rubbish. <br />3X#140 M~6; Area , Lot Width, Yord Requirements, Height and Hord Cover <br />Requirements, Tre following minimum or maximum requirements shall be observed <br />and apply to all buildings, including accessory buildings except that permitted, <br />conditional anJ occessory uses of the R-IB District as allowed herein shall be regu~ <br />lated by the R-1 B District requirements. <br />3X.141 Minimum Totol Lot Area. A Multiple Family Planned Residential Project <br />shall not be allowed on a lot of less than five (5) acres. Lots of less than five acres <br />may qualify only if the applicant can show that the minimum lot area should be waived <br />because the proposed project is adjacent to an existing project which has been developed <br />under the provisions of this M-6 District; is designed to create a larger, unified, <br />physically integrated project; and will contribute to the amenities of the neighborhood; <br />or is unfeasible due to physical, geographic or ownership constraints. <br />3X.142 Density in MPR Project. The minimum gross site area per dwelling unit in <br />an MPR Project and the maximum number and type of units allowed in a Project is based <br />on several factors. The individual lot size for platted lots to be occupied by specific <br />structure types need not conform to the minimum total site area required per dwelling unit <br />but may be compensated for in additional Project open space beyond the required 10% <br />In 3X.150. Under no circumstances shall individual platted lot areas be less than the <br />minimum lot areas In 3X. 146 (a). Factors affecting density are as follows: <br />(a) The area of the site which is dry and buildable based on the Resource <br />Component Analysis (3X.173 (b)), less public right-of-way. <br />(b) The number of bedrooms per unit. <br />(c) The number of each type of building (units per building). <br />(d) Required setbacks. <br />(e) Credits for housing for low and moderate Income individuals and fami <br />lies. <br />(f) Required open space. <br />Hard-cover areas. <br />3X.143 Minimum Site Area Required per Unit based on Number of Bedrooms. <br />(Generally related to minimum floor area required) <br />Efficiency 4,500 sq. ft. (9.7 D.U./ac. or 48/5 ac.) <br />1 Br. Unit 6,000 sq. ft. (7.3 D.U./ac. or 36/5 ac.) <br />2 Br. Unit 7,500 sq. ft. (5.8 D.U./oc. or 29/5 ac.) <br />2- <br />1
