165 Cristofori Circle <br />Description of Request: <br />1. Request of front yard setback on an oversized accessory structure <br />Background/ Current Condition: <br />The property of 165 Cristofori circle is a 2.8 acre property that occupy a single family home. <br />The property is heavily wooded in all surrounding areas of the yard except for a flat cleared yard <br />that exist on the front side of the property. The property is low in elevation to the street down a <br />long driveway. The property was carved out of a development and a majority of the driveway <br />and street are in an easement with the adjoining property owner. That Property Owner owns <br />the land on all 4 sides of the property. Other adjoining properties range from 2-22 acres sites <br />and beyond that are bordered with county land and the Luce Line and City Park/Wooded <br />property. The property itself is private due to the heavily wooded lot and elevation changes of <br />the land from the street. Only the roof lines of the home can be visible from the driveway <br />entrance. On the property there is a clear grass area that is relatively flat in elevation. This is <br />where we are proposing to construct the structure. The intent of the Zoning rule is to minimize <br />the impact of structures from other properties. This property is unique as defined for these <br />reasons. <br />Action for Request: <br />A. Front Yard Setback <br />We are proposing to construct an accessory structure at 165 Cristofori Circle. We are seeking <br />proposal to place it in a flat grass open area on the front side of the property. By placing it here <br />we will not be required to cut down trees and make significant changes to the grading of the <br />existing land that otherwise would done in other locations. With this, the intent of this location <br />is to minimize the environmental impact to the land. This structure has been designed to match <br />to fit and finish details of the existing home and blend in with the primary structure. The use of <br />the structure is to store additional vehicles, lawn equipment, and a small trailer that is currently <br />in the yard and visible. This allows for items to be stored away inside. <br />Due to the circumstance of the change in elevation and heavily wood area around the property <br />we are seeking to request a variance that we find creates the most optimal location for the <br />property, the environment, and other surrounding property owners.
