MEMORANDUM <br /> Date: August 19, 2004 <br /> To: Address File <br /> From: Janice Gundlach, City Planner <br /> RE: Development of 560 Big Island, PID #22-117-23-31-0002 <br /> GENERAL INFORMATION <br /> Lot Area: 3.33 acres per Hennepin County Tax Records, approximately 1.4 acres of dry <br /> Lot Width: >200' (as measured at the 929.4' lake elevation) <br /> Setbacks <br /> Internal Side & Rear Yards: 50' Right-of-Way: 30' <br /> Lake (929.4' Elevation): 75' Building-to-Building: 10' <br /> Delineated Wetland: 26' <br /> In 1983 the RS, Seasonal Recreational District was established. This is the district <br /> which this property is located within. At that time all lots not meeting the 5.0 acre dry <br /> buildable requirement were given the option to apply for an automatic lot area variance <br /> at no charge. All records on file for this property indicate the lot area variance was never <br /> requested and therefore never received, even though the property owner in 1983, Mr. <br /> Jim Blomberg and the owner in 1986, Don Henderson were notified of the automatic <br /> variance option. Shou/d a building be constructed on the lot a /ot area variance <br /> wou/d be required. This process involves P/anning Commission and City Council <br /> approval at a fee of$600. <br /> SURVEY REQUIREMENTS <br /> Any development of this lot would require a survey showing the following: <br /> -property boundaries <br /> -side and rear yard setback boundaries (noted above) <br /> -929.4' elevation and required 75' setback <br /> -931.5' 100-year flood elevation <br /> -wetland delineation with required 26' wetland setback (Minnehaha Creek Watershed <br /> District may impose a greater setback) <br /> -proposed building pad location meeting all requirements <br /> -Bluff analysis, 30' setback from top of bluff is required <br /> SEPTIC ISSUES <br /> Two septic sites are required if the structure has plumbing or has a floor area of greater <br /> than 800 square feet. <br /> Septic Setbacks (from treatment area, i.e. mound or drain-field) <br /> Property Lines & Buildings: 20' <br /> Type 1-2 Wetland: 26' <br /> Type 3-6 Wetland: 75' <br /> 929.4' Lake Elevation: 75' <br /> Well: 50' <br /> (see attached maps for further reference) <br />
