FILE #LA23-000011 <br />15 May 2023 <br />Page 4 of 4 <br />Stormwater trunk fees apply to new development and redevelopment of existing properties and <br />provide funding for the storm water infrastructure necessary to serve the City. The trunk fee is <br />based on the land use and acreage of the property being developed. The Stormwater Drainage <br />Trunk Fee for this project is estimated to be $8,060 per lot or $16,120 total. The Stormwater <br />Drainage Trunk Fees are established by Section 14-283 of the City Code. <br />City Engineer Comments <br />The City's Consulting Engineer, Bob Bean, has reviewed the plans for the preliminary plat. Mr. <br />Bean's comments were primarily advisory and are attached as Exhibit F. <br />Public Comments <br />To date, no public comments have been received. <br />Issues for Consideration <br />1. Does the Planning Commission find that that the property owner proposes to develop the <br />property in a reasonable manner? <br />2. Does the Planning Commission find that the subdivision, if approved, will not alter the <br />essential character of the neighborhood? <br />3. Planning Commission should review the Conservation Design Report and provide <br />recommendations. <br />4. Are there any other issues or concerns with this application? <br />Planning Staff Recommendation <br />Planning Staff recommends approval of the preliminary plat subject to the City Engineer's <br />requirements. <br />The Planning Commission's options for action on the proposed plat are as follows: <br />• Recommend approval of the preliminary plat as presented, with appropriate conditions; <br />• Recommend denial, stating reasons; or <br />• Table the application providing direction and guidance to the developer. <br />List of Exhibits <br />Exhibit A.
