The foliowing record lots are <br /> established, each of which is approximately one-third acre in area or smaller, which lot <br /> area is too small to accommodate any form of new permanent use without available <br /> services such as municipal sewer. Each of the following record lots are therefore <br /> determined by the council to be unbuildable and may not have structures or buildings <br /> erected unless a variance to this section shall be issued by the council. However, one- <br /> family seasonal recreational use without structures pursuant to section 78-564(2) shall <br /> be permitted subject to strict compliance with all on-site sewage treatment performance <br /> standard requirements for the RS district. Record lots are identified by record lot <br /> number, and each includes all property identified thereafter by the listed tax parcel <br /> property identification numbers. Any new record lot resulting from <br /> future combination for ownership and tax purposes of any two or more adjacent record <br /> lots listed in subsection (2) of this section with each other and/or with another vacant or <br /> undeveloped record lot, which total dry-buildable acreage meets or exceeds one-half <br /> acre, will be granted an automatic lot area variance and will be recognized by the council <br /> as a buildable lot as if it had been listed under subsection (6) of this section.
