Narrative – 1003 Wildhurst Trail - variance <br /> <br />The existing parcel has 3 PID’s. In Exhibit A, <br />the ALS line for the lake lots is lakeward of the 75’ <br />setback. Making the 75’ setback the further <br />measurement back from the lake. The ALS is <br />measured from the house to the north to first <br />lakeshore house to the south (See Yellow line) <br /> <br />When the density is reduced from three lots to <br />two, the ALS moves the setback line from the <br />house to the north to the existing property on <br />the lot. In doing so, it unjustly reduces the <br />buildable area by over 50%. <br /> <br />The ALS is in place to prevent neighbors from <br />moving lakeward of each other to protect <br />the view of the lake. In this case, the ALS is not <br />achieving what it is intended to prevent.
