The new home is proposed to be 2.7 feet from the side lot line where a 7.5-foot setback* <br />is required; fully within the 75-foot lake setback; 1.4 feet lakeward of the average lakeshore setback line; <br />and will have a full second story where currently there is a second story over the middle portion of the <br />home. Variances for side, average lakeshore, and 75-foot setbacks as well as lot width and hardcover in the <br />75-foot setback where no hardcover is permitted and hardcover to exceed the 25% maximum for the entire <br />site are also requested for this project. <br /> <br />Practical Difficulties Analysis <br />Applicant Submittal <br />Information: The applicant <br />has identified the existing <br />home location, the lot’s <br />orientation to the channel, <br />its narrow width, and the <br />mature oak and maple trees <br />near the channel as practical <br />difficulties supporting the <br />requested variances. <br />Additionally, they have <br />provided supporting <br />documentation regarding <br />Practical Difficulties attached <br />as Exhibit B, and should be <br />asked for additional testimony regarding the application. <br /> <br />Application Summary: The applicant is requesting the following variances in conjunction with <br />redevelopment of the property with a new single-family home: <br />1. Lot area; <br />2. Side yard setback; <br />3. 75-foot lake setback; <br />4. Average lakeshore setback; and <br />5. 75-foot hardcover (building and structure). <br />6. Hardcover exceeding 25% for the overall site. <br />Staff Recommendation: Planning Department Staff recommends partial approval.
