Gamble, III
Edina Realty
1120 East Wayzata Blvd.
Wayzata, Minnesota 55391
Re: Outlot C, Painter's Creek
Dear Mr. Gamble:
CITY of ORONO
Municipal ofrkes
Street Address: Mailinj Address:
2150 Kelley Par>way PO Bo( 66
Orono, MN 55356 Ciystal Bay. MN 553230066
I reiterate that for density credit puMgses for Lots I through 10, Outlot A was considered
"contiguous" with Lots 1 through 10 and Outlot B. I agree that the 30' corridor portion of
Outlot C creating access to the Luce Line for Outlot C certainly makes Outlot A not technicall}
"contiguous" with Lets I through 10 or Outlot B. However, strict contiguity may not have been
an issue with the Council because all the credited area was being taken from the land being
subdivided.
I did not say that Outlot C is "noncontiguous". I said it creates a noncontiguity which
apparently was inconsequential to the Cite because all density credit was still coming out of the
75 acre parcel being platted. The covenants and restrictions placed on outlots within the plat
clearly defined the City's intent for those outlots.
Again, you contemplate that Outlot A and Outlot C can be combined for density credit.
reiterate that Outlots A and B have already been used for density credit for Lots 1 through 10
and cannot be further used as density credit for Outlot C. I addressed your question regarding
the potential for offsite density cree*., in my last letter.
I do not have a solution for how you can expand a 13.4 acre parcel into 15 acres. If no adjacent
vacant creditable land is available for purchase, I have no other viable or tested options to offer
you.
Call or write if you have further questions.
Sincerely. n
Michael P Ga ron
Asst.
