MN 55356 Crystal Bay, MN 55323 0056 <br />Your latest in4uiry contemplates that land proposed to he dedicated for density credit as part of <br />a planned :esidential development (PRD) c,•uld be located elsewhere than within the parcel being <br />developed. <br />The City considered Outlot A of "Painter's Creek" as being contiguous with Lots I through 10 <br />and Outlot B. The only "noncontiguity" is the 30' corridor platted as access to the Luce Line <br />for Outlot C, but remember that all of this land was part of a single 75 acre property and no "off <br />site" land was used for credit. <br />The PRD code (Section 10.32. attached) does not specifically address whether dry buildable [arid <br />to be used as density credit can he off site. This is left to the discretion of the Council. I can <br />only speculate that 1) such land would have to be in the same zoning district; and 2) such land <br />would h, -,,,e to be concurrently dedicated per Section 10.32.
