Box 66
- _ Orono, MN 55356 Crystal Bay, MN 55323-0066
October 2, 1998
Robert Granrud
1809 Colvin Avenue
St. Paul, NIN 55116
Re: #400 Big Island
Deaz Mr. Granrud:
Thank you for your letter and the survey copy. I believe I now understand the lot line
rearrangements that have occurred, but let me reiterate to make sure I do. When you purchased Lot
7 from the Fruens in the 1960's(?)they kept the westerly 10' of it,perhaps without knowing that this
action left your cabin over the new lot line. In 1986,to rectify this, you purchased back the 10' strip,
except for a portion near the lake where the Fruens'chalet was thought to be. When your deeds were
filed at Hennepin County, the County eventually sent this to the City for approval because the
repurchase constituted a subdivision under City codes, which required City approval.
In April 1987 the proposed division was disapproved by Orono Zoning Administrator Jeanne
Mabusth, because no application for the subdivision had ever been made by you or Fruen, and this
subdivision had never received City Council approval. As a result, the County tax and property
description records have never been changed to reflect your ownership of the 10' x 315' strip.
In order for the City to approve this 1986 lot line rearrangement so the County records can be
changed, you and Fruen need to jointly file an application for "Subdivision of a Lot Line
Rearrangement". The most important document needed to make that submittal is a survey including
both your property and Fruen's property, showing the proposed final lot line locations, and
especially the location of all structures on each property. Other items to complete the application
are listed on the attached application form. You need to supply all the information on the checklist.
Please feel free to contact me or Zoning Administrator Liz Van Zomeren at 473-7357 if you have
any questions. The next deadline for application submittal is Wednesday, October 21 at noon.
Sincerely,

Michael P.
