TO: <br />Planning Commission <br />FROM: <br />Dexter %larston, Zoning Administrator <br />DATE: <br />'lay 20, 1974 <br />SUBJECT: <br />Simple Subdivision <br />PETITIO14ER: <br />Clinton Berg <br />LOCATION: <br />4080 Bayside Faad <br />Proposed Zoning: RR -IA 5 acres <br />Present Land Use: l Home on 16 acres <br />Proposed Use : Divide off approximately 2 acres around the existing <br />hoine on Bayside Road <br />STAFF REVIEWAL: The petitioner proposes to divide approximately 2 acres surround- <br />ing the home off from 1 16 acre tract. Since the proposed zoning for this area <br />would be 5 acre minimum, the subdivision would require a variance. I have asked <br />the petitioner to submit a contour map of his property since he claims that a <br />hardship exists due to the lay of the land surrounding the house. To the reir of <br />the home is a ravine and to the east is a steep slope. Mr. Berg claims that if <br />he were required to conform to the 5 acre minimum that much of the land would be <br />of little value ro the buyer of the home in that this land would more logically <br />be included in the remainder of the property. <br />STAFF �ECOMdENDATION: A public hearing should be scheduled by the Planning Com- <br />mission for the June meeting at which time Dr. Berg should have a contour map avail- <br />able for examination. Until a contour map is available, I do not feel that the <br />Planning Commission can determine j reasonable size for the lot that is to be <br />created. <br />• <br />
