A map showing the specific piece of property to be acquired <br />(outlined in yellow) is attached. <br />The piece of property to be acquired has .89 acres of wetland area and 2.46 acres of dry area. The <br />piece is totally separated from the larger parcel by wetlands on the east and south. <br />In our recent discussion regarding the City's interest in this piece, you had indicated the property <br />owners would prefer this piece to be a part of a comprehensive development plan for the entire <br />property. Because this piece is isolated from the remainder of the property by a wetland buffer, the <br />development of this piece would have, at most, a minor connection to the development of the larger <br />parcel <br />As the City has reviewed this piece in terms of wetlands, access, and building sites; the use of this <br />site by the City appears to be a very good fit. The wetlands make the 3.35 acre piece very diflBcult <br />to develop Access to the piece from anywhere other than the City's property, or from the School <br />District property to the north, would require wetland filling. Due to the meandering of the wetlands, <br />only two small areas of potential building sites are available. The number of units that could be built <br />in these areas is severely limited, due to the narrowness of the area between the western property <br />line and the wetlands, and the need to construct a road for access, and potentially a cul-de-sac. <br />The development potential of the 3.35 acre piece is substantially limited in comparison to the other, <br />less restricted, portions of the larger parcel which are much easier to develop.
