Development plans shall be approved by the City prior to final <br />plat approval. <br />Lots 1,2 and 3 shall each have direct private access to Tonkawa Road (County Road <br />No building permits will be issued until the structures and hardcover is removed from <br />Lots 2 and 3 and erosion control measures are in place and approved by the City <br />Engineer. <br />• <br />Sanitary sewer to serve Lot 3 exists west of the existing home along the south <br />property line. Lots 1 and 2 should be provided sanitaiy service from Tonkawa Road. <br />The existing sewer line on Tonkawa Road east of Lot 1 shall be extended southerly <br />to serve Lot 2. Detailed plans shall be provided to the City for review and approval <br />by the City Engineer and Director of Public Services prior to final plat. Tonkawa <br />Road is a County Road, final plans shall be provided to Hennepin County for review. <br />The developer shall grant Drainage and Utility easements 5 feet wide along all <br />interior lot lines and 10 feet wide along the right-of-way. <br />SubdKider is hereby advised that the City will not grant final plat approval until the <br />MCWT) has approved all grading and drainage improvements for the property. <br />10.
