(.32 acre) <br />This application requires the following variance: <br />Section 10.22, Subd. 2 and Section 10.56, Subd. 16 (L)(2): Lakeshore Hardcover Regulations: <br />Within 75 to 250 feet of the shoreline there shall be no greater than 25% hardcover. Tc permit <br />2,515.9 s.f (38.9%) where 1,662.4 s.f (25.7%) exists and 1,613.6 s.f (25%) is allowed. <br />Application Summary: The applicants are proposing to construct an attached garage (24' x 30') <br />to the west side of their residence. The two stall garage will be three floors. An upstairs and a lower <br />walk out will be for storage, the middle for parking. The property owners have purchased the lot to <br />the west and have legally combined the two properties. The property currently does not have a <br />garage servicing it. The attached garage will increase the hardcover in the 75'-2'0' setback to <br />2,515.9 s.f (38.9%) where 1,662.4 s.f (25.7%) exists and 1,613.63 s.f (25%) is allowed. Part of <br />the current driveway will be turned into grass when one is constructed for the new garage.
