(.47 acre) <br />This application requires the following vgriances: <br />Section 10.22, Subd. 2 and Section 10.56, Subd. 16(L)(2): Lakeshore Hardcover Requirements: <br />Within 75-250' of the shoreline there shall be no greater than 25% hardcover. To permit a hardcover <br />variance to allow 3,912 s.f (29.08%) where 3,498 s.f (26%) exists and 3,363.3 s.f (25%) is allowed. <br />Section 10.24, Subd. 5(B): LR-1B Lot Requirements: To allow construction of the attached garage <br />3' from the rear yard lot line where 30' is required. <br />Application Summary: The applicants have applied for a rear yard setback and hardcover <br />variances to permit construction of an attached garage to the existing residence. The attached <br />garage would be located 3' from the rear yard setback where 30' is required and for hardcover in <br />the 75'-250' setback where 3,498 s.f (26%) exists, 3,912 s.f (29.08%) is proposed and 3,363.3 <br />s.f (25%) is allowed. The existing garage will be removed when the new one is constructed. <br />The driveway will continue to come off CounK Road 19, but the garage door will face east.
