Adequate <br />transportation including rail facilities are available as is municipal water and sanitary <br />sewer. The area is remote from extensive residential development. Accessory <br />functions such as office buildings will be permitted in the industrial area. <br />The 44-acre Industrial Park currently has some potential for additional dgvglOPntg Dl <br />as well as redevelopment. Expansion of the Park is hmitgd bv Highway 12 tO th g <br />north, the proposed Highway 12 Bvpass and Burlington Noilhcm Railroad on the <br />south, the Qrono-l ong Lake municipal boundary on the caSt. and QM CrVStal Bay <br />Road on the west. The Citv has no intent to convert .the Industrial Park to tommerfi ial <br />retail or service uses. <br />URBAN EDUCATIONAL LAND USE <br />The Orono School District Campus on Old Crystal Bay Road between Highway 12 <br />and Sixth Avenue North is planned to continue as the only land necessary or <br />appropriate for high density educational facilities. The area is central within the <br />school district and is served by adequate transportation, water and sewer, aUhQU gb <br />the underlying zoning remains rural residential . Sufficient land is available »n one <br />contiguous piece on both sides of Old Cry stal Bay Road for all necessary facilities <br />and for any future expansion should that ever be required. Th?
