20-30 acres east of Willow Drive between Watertown Road and <br />Burlington Northern Railroad. This group of properties currently <br />planned/zoned for 2-acre rural residential development abuts the <br />City of Long Lake, where adjacent residential development is at <br />densities in the range of 2-3 units per acre. West of Willow Drive is <br />the Hackberrv neighborhood in Orono. developed at a density of 2 <br />units per acre. Municipal sewer is nearby and potentially available via <br />the Long Lake sewer system. This area is traversed bv two small <br />creeks, and is characterized bv gently sloping uplands. While soils are <br />not unsuitable for on-site sewage treatment systems, the location <br />between two areas of denser development suggests this is an <br />appropriate location for conversion from rural residential use fl unit <br />per 2 acres') to an urban residential, single family use at a density of <br />2 units per acre. This mav be an appropriate site for relocation of <br />many Long Lake residents whose homes will be eliminated as part of <br />the Highway 12 Bypass project. This area has a potential for an <br />additional 15-20 or more homes under the proposed density. <br />URBAN COMMERCIAL LAND USE <br />Urban commercial development is limited to two areas which are provided with all <br />the necessary urban services and facilities. The major commercial center of Orono <br />will continue to be the crossroads center of Navarre. This area will provide sufficient <br />opportunity for neighborhood retail and service businesses, plus adequate <br />professional offices, to serve the needs of most Orono residents. Accessory functions <br />such as offices and owner-occupied living units or limited multi-family developments <br />will be considered appropriate in or near the Navarre commercial area. <br />An additional limited commercial area is designated on along Highway 12 adjacent <br />to similar land uses in the City of Long Lake. Th is area ha s utilities available from <br />the City of -bong Lake and will provide neigh bo rhood services com plimentaty to <br />those available in that City where the availability of transportation and utilities as <br />well as proximity to similar commercial developments in Orono and Long Lake, <br />make commercial use appropriate. These areas are identified in Figure and <br />include the following: <br />1, Property abutting the north side of Highway 12 from Brown <br />Road North to Willow Drive. This area was reviewed as part of <br />Comprehensive Plan Amendment No. 2 in 1988. resulting in a guide <br />plan calling for commercial uses abutting Highway *.2. with primary <br />access to a service road connecting from Brown Road to Willow <br />Drive, and elimination of direct access to Highway 12. The area is <br />currently bounded on the north hv existing residential development <br />at densities ranging from 1 unit per 2 acres to 1 unit per 1.3 acres. <br />CMP 3B - 30
