This lot is approximately 350' wide and 700’ deep, and the house sits at the <br />rear of the property, only 61.8' from the rear property line. The west property line is Painters Creek. <br />Due to the house location and the creek, the only feasible place to locate the bam is along the <br />driveway in the center of the lot. The area between the bam/driveway area and the east property line <br />will serve as the pasture area for the horse. The proposed building is 28' x 40', and meets all other <br />setback standards for oversized structures. This site, even with the proposed horse bam, is at 0% <br />hardcover within the 0'-75' zone, falls under 10% hardcover within the 75'-250' zone, and 19% <br />within the 250'-500' zone. <br />This application requires the following variance approval: <br />1.Variance from Section 10.03, Subdivision 9 (D): To permit construction of a 28' x 40’ <br />accessory structure between the principal building and the street. <br />PLANNING COMMISSION RECOMMENDATION: <br />The Planning Commission recommended by a 6 to 0 vote to: <br />Approve the application as presented.
