Phillips <br />2140 Sixth Avenue North (County Rd. 6) <br />Preliminary Subdivision for a 2 lot subdivision-Public Hearing <br />Zoning District: RRl-L One Family Rural Residential District (2 acres) <br />Lot Size:4.5 acres <br />Application: <br />The applicant is proposing a subdivision of his homestead property. The existing parcel is 4.5 acres. <br />The proposed division would create a new lot adjacent to Sixth Avenue North. Each lot would be <br />2.0 acres served by an outlot. <br />Pertinent Ordinances: <br />Section 10.28, Subd. 5, (B) RRl-B, One Family Rural Residential District Standards <br />Section 11.10, Subdivision Procedures <br />Legal Description: <br />The current legal description is Lot 1, Block 1, Phillips Woodland Terrace. <br />Lot Area: <br />The proposed lot meets the minimum 2 acre lot size requirement for the RR-IB district, if Lot 1 <br />is not considered a backlot.
